Brad has a great solution for homeowners who are afraid to sell because they are reluctant to buy in this crazy fast seller’s marker. Sellers in the 2022 Omaha Real Estate market are netting great results. Multiple offers, bidding wars, and cash offers are common. The problem is the homeowner then has to join the mob of buyers to purchase their next house. This has many afraid of making their move in 2022.

Brad has a unique solution that doesn’t fit every buyer, but it may be the solution to help homeowners make their move in 2022! Here’s Brad’s explanation for Recasting your home loan may be the perfect solution:

“We all know inventory levels are at historic lows, this is making many seller anxious to list as they are afraid they won’t find a home they can buy. More importantly the odds of getting an accepted offer with a contingency to sell the buyers home is unlikely to get accepted in this market. Here’s where this RECAST program comes in………assuming your client qualifies, they can basically put down the minimum required down (5%) to close on the new home without selling the current home.

Then once they sell their current home…they can take all of the net proceeds to pay down the new mortgage amount, and drop the PMI (assuming enough proceeds) and reduce the total payment. We are only of the few lenders in town that offer this feature on our mortgages. I have created a flyer, see attached for your reference. This is not a refinance, the rate and the term stay the same but we reduce the payment based on the new lower balance. For many clients buying first and selling later, this is a big deal. Many bonus and commissioned based clients have been very interested to have this as an option in the future when they want to apply large chucks towards their loan.”
